Do I need a building consent for my job?
It depends on the job. A lot of everyday work does not need one - like-for-like repairs, a new bathroom in the same place with the same plumbing layout, a low deck - while structural changes, moving plumbing, and decks more than 1.5 metres off the ground do. Adam will tell you which yours is when he looks at it, and where a consent is needed the drawings and the application are part of the job, not a surprise.
What does a Licensed Building Practitioner actually mean for me?
Some building work on a home - the structure, and anything that keeps the weather out - is restricted building work, and by law it has to be done or supervised by a Licensed Building Practitioner. Adam holds a Carpentry licence, so that work is done by the person you are dealing with and he signs the record of work at the end. It also means his licence is on a public register you can look up.
How does quoting work?
Adam comes to the house, looks at the job and talks it through with you, then sends a written quote that says what is included. There is no obligation. For a bathroom or an alteration the quote will usually list the plumber's and electrician's work as well, so the total is the total.
Can I stay in the house during a renovation?
Nearly always. A bathroom renovation means being without that bathroom for a couple of weeks, which is fine if there is a second one and manageable if there is not. Bigger alterations are planned room by room so the rest of the house keeps working. Adam will be straight with you about how disruptive a job will be before it starts.
